Planned Unit Development - Santolan Station, Marikina




This is a Land Development project with a residential and retail components separated, mainly because of the need to sell/develop the retail lots separately. It integrates light urban design (the retail plaza) and a play of heights and layers to create a strong streetscape.

  7. i love the axis and how it runs through the retail and the into the towers. love it!

    i'm sure there will be more detailed designs for the masses in the commercial area but somehow, the masses look fine by themselves, maybe all it needs are display window and coherent graphics and its already good to go.

    COULD HAVE BEEN PREVENTED
    BY MEANS OF A COMPLETE SEPARATION
    BETWEEN PEDESTRIAN AND VEHICULAR TRAFFIC
    A GOOD SOLUTION WOULD HAVE BEEN
    THE PROVISION OF A CARPARK BUILDING
    WHILE THE REST OF THE OPEN SPACE ALLOCATED TOWARDS
    LANDSCAPING AND PROMENADE AREAS

    A GRAND SENSE OF PLACE AND IDENTITY

  12. Thanks for the comments! As much as we'd like to cut the area for roads and increase the pedestrian areas for parks. This plan was severely limited because of the owner's intent. The buildings that you see aren't really the elements of the design to be built. This is more of a land subdivision plan, and the model was done to portray the scale and development restrictions/elements (such as the arcade and plazas, etc.) Essentially, we tried to balance urbanism, commercial/retail design, with the owner's intent of reducing cost of development. He didn't want to invest heavily in built infrastructure, which is understandable considering his lease-hold on the property.
